What is a Systems Built Modular Home?
Our homes are constructed in a climate controlled environment using state of the art engineering and assembly line techniques. SJ Hauck Homes uses the same brand name building materials and builds to the same building code requirements as any local “on-site builder”. State or independent third party inspectors carefully inspect each home built at the factory and local or state building officials inspect all site installed options or applications. Modular homes are shipped to the building site on two or more carriers, erected and installed onto the foundation by SJ Hauck Homes, and completed by either experienced SJ Hauck Homes contractors or by the owner. Once completed, modular homes are indistinguishable from “on-site built” homes.
Can I build a custom plan of my own design?
Computer aided drafting (CAD), allows for precision customization of your floor plan design. If you have a plan picked out, we suggest that you submit it for approval or for changes that will enable us to build your home. You can also start by reviewing our 70+ plans to find the kind of home you want. The number of bedrooms, bathrooms and square feet can be used as the basis of the search and then the customization begins. We are able to alter many plans to fit your individual style or needs.
How much does a modular home from SJ Hauck Homes cost? Can you send me a modular home price list?
SJ Hauck Homes is dedicated to providing professional design, installation and completion of our homes. Typically a Modular Home is anywhere between 10% and 25% less than a $200 sq. ft. traditional site builder. The larger the home, the more the savings due to fixed costs... But with that said, the actual pricing of a home is dependent of the foundation you want to build it on (Craw Space, Full Basement or Pillings), the options you select and the condition of your building site. You may also be planning on hiring your own General Contractor to finish the home once it is delivered to your lot which is very different pricing. How do I finance a home purchased from SJ Hauck Homes?
Mortgage lenders treat modular homes the same as site-built homes and offer the same mortgage options. Modular homes are also treated the same as site-built homes when it comes to appraisals and insurance. In addition, modular homes appreciate in value at the same rate as comparable site built homes in your area. We would be glad to provide a list of mortgage lenders in your area.

How does a systems built modular home from SJ Hauck Homes differ from a “manufactured or mobile home”?
Manufactured homes, often referred to as mobile homes, are built to the HUD Code, a national code for manufactured housing. The HUD Code, unlike conventional state building codes used by modular home manufacturers and site builders, requires manufactured homes to be built on non-removable steel chassis. Many neighborhoods and zoning regulations exclude manufactured homes but accept modular homes because they are built to the same code as site-built homes. A systmes built home from SJ Hauck Homes is built to the same codes and use the same materials as a site built home and will be installed upon a site built foundation just like a site built home. Also, SJ Hauck Homes will only utilize manufactures who only build systems built modular, in other words, they do not build mobile homes or "hybrid" modular "on frame" homes. Some companies will utilize factories that build mobile homes and modular home on the same assembly line using many of the same materials and workforce. SJ Hauck Homes will not use these manufacturers because the lower quality finishes do not meet our standards.
How long does it take to build a modular home?
The time it takes the factory to build your home purchased from SJ Hauck Homes varies by season and our order “backlog”. That being said, one of the advantages of building a modular home is speed of construction. When SJ Hauck Homes places your order it will go into the factory backlog of homes to be built, which typically runs 5 to 10 weeks. While your home is on order the site work on your building lot can be completed. On average a modular home consisting of two or more modules will take about 6 to 8 weeks for all materials to be ordered and built in the factory. After delivery to the site and setting the home on the foundation, SJ Hauck Homes will take about 60 to 90 days to finish the home if contracted to do so. Our finish time frame depends on the amount of additional site work, such as garages, porches or decks that are to be built, and our backlog of other homes to finish. You can move into your new modular home much quicker than a typical site-built home.
Are Homes purchased from SJ Hauck Homes covered by a warranty?
Yes. Every Home purchase from SJ Hauck Homes comes with a full one year limited warranty and a 10-year structural warranty. Our manufacturing partners have a dedicated service department that work with SJ Hauck Homes to provide professional service. In addition, many of the brand name components, such as appliances, shingles and siding used in your home, are covered by separate manufacturer warranties.
Are SJ Hauck Homes modular homes energy efficient?
Yes. homes purchased from SJ Hauck Homes are built only by manufacturing partners who are ENERGY STAR® qualified and committed to using energy efficient building methods and materials. Our homes are built standard with 2” x 6” exterior walls and R-19 insulation, R-30 blown-in ceiling insulation, warm edge thermo pane low-e glass windows, and insulated exterior doors. SJ Hauck Homesalso offers an optional florescent lighting package that meets the requirements of ENERGY STAR®.
I hear a lot about "Green" building. Are modular green?
Green building is a practice of using sustainable materials and designs in new construction. Yes, modular homes are by their very nature green. Assembly in an enclosed indoor environment contributes to reduced waste of material at the factory and at the job site, lessens the environmental impact on the land and the community where the house is being delivered, and allows for a tighter built structure to maximize energy efficiency - all of which are key components to green building standards.
