At SJ Hauck, we can take you through the entire process from beginning to end so that your Dream Home becomes a reality. We will take care of each step for you from filing for the permits, scheduling your survey and working with the engineer or architect on your site plan, right up to obtaining a Certificate of Occupancy. We will get you in your New Energy Efficient Modular Home Faster and for Less than a traditional site-built home. At SJ Hauck we are service minded and it is our mission to help make the transition from starting the process to moving into your Brand-New Modular Home as simple and stress-free as possible.

The Building Site

If you already own a lot you’re ½ way there. And if you own the lot outright it will go a long way if you are financing your home. If you do not yet own a lot there are many ways to find a suitable building lot, either on line on the many different real estate sites or For Sale by owner sites or certainly a trusted real estate agent. Give us a call and we can tell you what to look out for so the lot you might be considering is suitable for the size home you want to build. Understanding zoning for any lot you might want to buy is very important.

The Decor Meeting

The next step is to set up what we at SJ Hauck call a Décor selection meeting. This is the fun part of the process, where you come to our design center and pick out colors, features and any upgrades for your new home. We will guide you through the entire process.

The Home is Ordered

Once Permits are in hand, your home is ordered. While we are waiting for your home to arrive which can be anywhere between 6 & 10 weeks depending on time of year and how many orders the factory has at the time we order your home, we begin the site work. This is the time to get your lot ready for delivery of your new home - demolition or moving your current home, grading if applicable, constructing your foundation, etc…

The Design of Your Dream Home

At SJ Hauck we pride ourselves on the fact that we are an experienced Custom Modular Home Builder and can help you design the home of your dreams. A new home that not only meets your lifestyle and family’s needs, but more importantly, one that will work in your budget. Once we have some type of floor plan we can get you an estimated price before you spend a dime. If it is in budget you are on to the next step – committing to SJ Hauck as your builder so you can start the process of building your brand-new modular home. This is yet another difference between Modular and traditional site-built homes. If you go the traditional site-built route, not only is it more expensive and takes longer to build, you have to pay an Architect a lot of money up front to draw a home before you have any idea what it will cost and if it fits in your budget. That is money you never get back if your budget is not large enough for the home that was drawn.

The Contract and Stamped Plans

 Once all your décor items are picked and all the costs reviewed and in budget, it’s time to go to contract and order stamped plans. The Contract - Another difference between Modular Homes and site-built homes, you have all heard the horror stories about the price constantly going up and never-ending change orders. With Modular Homes we know the cost of the home out of the factory and we go to contract with that cost. Only things that we couldn’t possibly know about, like an Indian burial ground under your home, would be the only things that could cause a price increase. Stamped plans which are part of this process are the set of plans we need to start the permit application.

The Home is Finished

Once your home is delivered and set it will take between 2-4 months depending on the size/type of home and site work that has to be accomplished. We have project managers for each and every home we set to be sure the process is being moved through as quickly as possible. It is our goal to get your home done ahead of schedule.

The Zoning Review

An Engineer or Architect (either ours or someone you want to hire) will get an updated survey done if you don’t have one already, and do what is called a plot plan. This is where they let you/us know what size footprint you can build on your lot. Once this step is done we send in your plans to the factory for the first drawing – a preliminary drawing.

The Permits

You don’t have to sweat this part of the process which can be very daunting. Our experienced staff will handle all the steps necessary to get your permits. Because we have either been building in or lifting a home in so many towns we have the know how to navigate through this process.

The Move-In Day

 Once we have the Certificate of Occupancy (CO) you can move in to your new home and enjoy it for years to come.

The Million Dollar Question

How much does a modular home cost?

Every Home is different when it comes to a modular home. So as to not complicate this, figure you should be able to build a Brand-New Modular Home for somewhere between $130 & $170 a square foot depending on the type of home, number of modules, what type of foundation, size and type of porches & decks and of course, the amount/type of upgrades you add to your home. Traditional site built is typically much higher than this. Or if you want to be your own General Contractor we will help you design your home, coordinate getting it manufactured, coordinate shipping and setting it on your foundation. How long does it take to build a modular home?

There are many variables that can affect the time frame of getting your home completed which we won’t go into right now.  We are more than happy to explain if you call and want to know more…  With that said, figure a stock plan (one from the factory with no changes) will take 6-8 months to complete. A custom modular home, depending on how custom, will take 12 months.  If someone tells you a time frame less than this feel free to call us and we will take you through the steps that each and every builder must go through.  There are no shortcuts.  If they are not being honest at this stage of the game do you want to trust them with such a large investment? A traditional site built home usually takes 12 months or more to build.
